Sea Pines was the original planned development on the island, and became the model for those which followed. The "Grandfather" of Island-Plantations was founded in 1956 by Charles Fraser. For a number of years Sea Pines and Hilton Head were synonymous. For most the candy striped lighthouse in Harbour Town has come to symbolize the Island and its sensitive mix of residential and visitor oriented developments and recreational facilities blended harmoniously into their natural surroundings. Sea Pines is home to both the Heritage, a popular tournament on the PGA tour, and the Family Circle Tennis Tournament. With over 5,000 acres it is the largest of the Island's plantations. Almost 1300 of these acres are devoted to parks, forest preserves, lagoons and marshlands!
Fully half of this plantation is devoted to multifamily developments, and therefore, most of the people you run into are probably visitors in the pursuit of a good time. This is one of the more "active" plantations for that reason. Of the three 9 hole golf courses, Clipper and Galleon have hosted the PGA Tour three times! The Shipyard Racquet Club has been called "possibly the most beautiful tennis complex anywhere in the United States" and is rated in the top 50 tennis resorts in the country by Tennis Magazine. There is a "quieter" side of single family homes in Shipyard Hilton Head, but for the most part it is fast-paced and fun.
Palmetto Dunes is a 2000 acre resort/residential community and is one of the most visited on the Island. When you consider the three miles of beach, the three championship courses designed by Fazio, Trent Jones, and Arthur Hill, the twenty-five court Palmetto Dunes Tennis Center, and Shelter Cove Harbour - the largest deep water harbour on the Island - surrounded by Fine restaurants, shops, and villas, it is no wonder Palmetto Dunes is so popular! One of the unique features of this plantation is the twelve mile lagoon system, fed by the waters of Broad Creek, which meanders by the homes and villas and is great for canoeing and fishing. The Leamington area of Palmetto Dunes, behind its own security gate, is the most exclusive section of the resort. The homesites have the challenging Arthur Hills Course and Clubhouse as their centerpiece! In addition, located across from the Arthur Hills Clubhouse is a recreational center with pool, baby pool, pavilion, and boat dock on the lagoon system as well as a Beach Pavilion providing Leamington residents direct access to the Atlantic Ocean! The Beach Pavilion has a large sun deck, restrooms, storage, and showers.
Located on the north end of the Island where Port Royal Sound meets the Atlantic Ocean, this completely private plantation is the point first sighted by Captain William Hilton when he first "discovered" the Island. The water views here are the most grand on Hilton Head. Just outside the plantation is the world class Port Royal Resort with three 18 hole golf courses, two championship croquet courts, and the 16 court Port Royal Racquet Club which has three court surfaces - hard, grass and clay. The resort also has the Westin Hotel, which is South Carolina's only four diamond resort hotel!
Occupying almost 4,000 acres on the northern corner of the Island with frontage on Port Royal Sound and the Intracoastal Waterway, this community offers to its residents all the amenities of a resort. Within the confines of Hilton Head Plantation you'll find Bear Creek Golf Club, Oyster Reef Golf Club, Dolphin Head Golf Club, and The Country Club of Hilton Head. There are twelve tennis courts, jogging trails, nature conservancies, a community recreation center, two miles of beautiful beach on Port Royal Sound, and the most glorious sunset on earth at Skull Creek Marina located directly on the Intracoastal Waterway. In addition, there is excellent dining and shopping facilities.
This is a completely private residential community. Its golf course, designed by Pete Dye, has been named one of the top twenty in America by Golf Digest and is open only to owners and their guests. Residents also enjoy boating, swimming, tennis, and fishing in their exclusive and quiet environment-Long Cove border's on the wide marshes of Broad Creek and has its own small marina.
Possibly the most exclusive community on Hilton Head, Wexford is known for its stately homes and the man-made harbour and canal system which allows many property owners to moor their boats at: their back doors! Boaters can enter Broad Creek through a lock system which protects the harbour from tidal fluctuations. Community life is centered around the Wexford Club which provides the residents with a private golf course, tennis and croquet clubs, and of course the harbour!
When the Spaniards explored this part of the coast they landed on this area of the Island to get fresh water - hence the name Spanish Wells. Because of its remote location "off the beaten path" of Highway 278 Spanish Wells has evolved into the most serene and quiet of all the plantations. Located on a point of land between Calibogue Sound and Broad Creek, it has its own nine hole golf course and club. It is completely private.
This is the most recently completed residential community on the Island. The Arthur Hills golf course has been praised for its quality of design and natural beauty. The master plan for Palmetto Hall indicates 500 homesites on the 750 acres with over 200 acres devoted to natural wetlands, preserves, and lagoons. There is a grand "Old South" style clubhouse for residents, and a large pool, tennis courts and children's play area.
Located on Highway 278 across from Hilton Head Plantation, Indigo Run is a private residential community located on 1500 acres. Indigo Run features two outstanding golf courses; The Golden Bear course, an acclaimed layout from Nicklaus Design and private Golf Club at Indigo Run Course, the nation's first Jack Nicklaus, Jack Nicklaus II course. Residential choices range from ultra-private Golf Club at Indigo Run to the waterfront River Club and Broad Pointe to the luxury and convenience of The Garden Homes & Townhomes at Berwick Green.
Yacht Cove is a small residential community tucked between Long Cove and Shelter Cove with frontage on Broad Creek. Several individual residential areas and a dock on the water are included, it is centrally located to shopping, dining, golf and businesses.
Located on Jenkins Island, which is just across a short causeway from the northernmost end of Hilton Head Island, Windmill Harbour is the place for anyone who appreciates the boating life. This private plantation is centered around the harbour, or more specifically, the South Carolina Yacht Club, which sits on a small peninsula in the middle of the harbour. The marina consists of 260 slips, 27 of which are attached to homesites and allow owners to moor at their back doors! There is a lock system which maintains harbour depth and protects boats from wakes, currents, and silting. Boaters can come and go at any tide directly into the Intracoastal Waterway. There is a marina store with food, supplies, and a fueling station. While boaters are out the rest of the family can enjoy harbour front recreation with pool, hot tubs, sauna, and the racquet club!
Bluffton Communities:This small, family-oriented
neighborhood located just outside of historic Bluffton
offers a serene environment at affordable prices. Just 97 homesites, makes for
peaceful family living in a well-established neighborhood.
Located off Hwy 278 just five
miles from the bridge to Hilton Head Island, you'll find Belfair, a private,
1,100-acre community on the scenic marshes of the Colleton River. A
magnificent Avenue of Oaks leads you into Belfair where you find two 18-hole
championship Tom Fazio golf courses. There are nature trails and wildlife
viewing areas, and a carefully preserved wading-bird rookery. A variety of
facilities can be found at the Family Activity Center including a tennis club,
indoor/outdoor pools, fitness club, playground, basketball court and picnic
grounds. A grand clubhouse and a 29-acre state-of-the-art golf practice
facility round out the community’s features.
Berkeley
Hall is an 860-acre, private golf club community on the Okatie River,
approximately seven miles west of Hilton Head Island. Two Tom Fazio golf
courses are planned for this new neighborhood, without interior streets or
homesites to interrupt the golf experience. A 30-acre Golf Learning Center,
also designed by Fazio, will offer one of the finest practice facilities of
any American private club. A clubhouse, a health and fitness center with
exercise equipment and personal trainers, indoor and outdoor pools and tennis
courts will provide residents all the amenities expected of a private club
community. Four hundred home-sites are planned with golf, river, marsh and
forest views. Elegant golf cottages will also be offered.
The spirit of historic
Bluffton lives on in Bluffton Park, a new neighborhood with a traditional
feel. Located in what was formerly called the Shults tract, Bluffton Park is
bounded by SC 46 and Able Street in downtown Bluffton. Four hundred homes make
up the first phase of this neighborhood, which will expand to include retail
and commercial centers as well as fill 370 more lots and 500 townhome and
villa sites. Great for families, Bluffton Park is within walking distance of
the 32-acre community park planned for Bluffton.
Located just two miles from
the bridge to Hilton Head Island, this elegant community offers two top-ranked
golf courses and wonderful views of the Colleton
River. The entrance road winds two-and-a-half miles through the South
Carolina Nature Preserve and takes you to a 1500-acre community with
seven-and-a-half miles of saltwater marsh and more than a mile of deepwater on
the Colleton River. Residents enjoy acclaimed courses by Pete Dye and Jack

The Crescent offers fairway
homes on the only Arnold Palmer golf course in the Hilton Head Island area.
Stretched along the marshes of the Colleton River, this community offers golf
and family amenities in a beautiful Lowcountry environment. The
Crescent Point Clubhouse features a pro shop, informal grill, covered
rocking chair verandas and a residents-only gathering
room. Adjacent to the clubhouse, a Swim, Tennis and Fitness center

The community of Eagles
Point is located off Hwy 278, eight miles past the bridge to Hilton Head
Island. A golf course designed by Davis Love III highlights the neighborhood,
and the clubhouse includes a pro shop, restaurant and social/meeting room. The
swimming pool complex features a junior Olympic pool, covered picnic area,
fireplace, changing rooms, and an open-air cabana. Tennis courts are adjacent.
Walking trails connect residential areas to the 7.5-acre man-made lake in the
heart of the community.
One of Bluffton's newest
communities, The Farm is planned for the Buckwalter area. A community built on
a foundation of family values with its parks, bridges, and more than 500
affordable family homes, The Farm at

Located on Burnt Church Road,
Fern Lake offers 90 homes in a great neighborhood for families. Within the
community is a unique three-mile long lake waterway with excellent fishing and
boating. Many homes have docks on the lake. Generously sized homesites average
3/4 acre and residents enjoy a neighborhood pool and playground.
The Garden Homes are located
off Burnt Church Road in Bluffton, less than one mile from Hwy 278. Each of
these newly constructed town-homes enjoys either a lagoon or wooded view in a
family-friendly neighborhood. There are lighted sidewalks throughout and a
recreation area that includes a swimming pool, tennis courts, volleyball court
and a playground for the kids. Sixty homes make up the community.
Heritage Lakes is a neighborhood community located off Hwy 278, about two miles from the bridge. It features large lots, and no two homes are the same. The community is 250 acres with 235 homes planned at completion and 40 acres of lakes and 40 acres of wooded preserve. There is also a community pool available for residents' enjoyment.
Heyward Pointe offers 121
estate-sized homesites with natural marsh, lake and wooded views amid 615
acres of virtually undisturbed Lowcountry beauty. Located midway between
Hilton Head and Beaufort off SC 170, Heyward Pointe sits at the confluence of
Chechessee Creek and the Okatie and Colleton Rivers. Residents of this haven

Island West combines gated
country club living in a traditional neighborhood setting. Located at the
Island West Golf Club off Hwy 278, this community enjoys views of lagoons,
woodlands, and the 18-hole Fuzzy Zoeller golf course. A special arrangement
with the golf club offers preferred membership packages to homeowners.
Residents enjoy tennis courts, a junior Olympic swimming pool, shuffleboard,
and a clubhouse with a media center, card room and an aerobic facility.
Meadowbrook at Old Carolina
(on Buck Island Road) is a 49-home community. Homesites are 1/4 to 1/3 acre
with lots of trees, and pool and tennis privileges are available nearby.
Moss
Creek Plantation is a private country club community with marsh views,
deepwater opportunities and two championship Tom Fazio golf courses. Located
just minutes from the Hilton Head Island Bridge, Moss Creeks 1042 acres are
bordered on the west by a 1,200-acre state nature preserve and on the east by
Lowcountry marshlands. A wide variety of recreational facilities are
available; in addition to the golf courses and clubhouse, residents enjoy a
deepwater marina, tennis center, pavilion for cookouts and parties, swimming
pool, playground, the 11-acre Fording Island Nature Preserve, and a fully
equipped equestrian center.
Conveniently located just two miles from the bridge to Hilton Head lies the unique development of Olde Town. This beautifully set residential area is developed on approximately 20 acres of land and wetlands, offering lovely views and a quaint bridge crossing the wetlands. Divided into two attractively similar sites, this development contains The Village Homes of Olde Town and The Manor Homes of Olde Town. This site offers from two-to-four-bedroom single-family homes. The Manor Homes are beautifully designed, single-family, upscale, customized homes generously planned to contain two private residences. Located exactly 13 miles from
the bridge to Hilton

activity center offers fitness, tennis and an indoor and outdoor pool. The
golf clubhouse is located on an 18-hole course created by Greg Norman and a
nighttime dining facility, the Riverhouse, provides a close-to-home escape
from dining in. Families can enjoy activities on the Okatie River. An
Outfitters Center in the development hosts a resident guide and offers
kayaking, canoeing, fishing, shrimping and crabbing to the resident's of
Oldfield. There will never be a boring weekend at an Oldfield
residence. Planning on 500 lots, Oldfield residence can feel comfortable in
their single-family custom homes protected by the neighborhood security gate.
Riverbend, an upscale
neighborhood at Sun City, is located on a one-mile stretch of Okatie River
headlands. These 316 homes have a private entrance off Hwy 170. A $2.3 million
"Landings Lodge" complex features a Lowcountry-style clubhouse, dock
with covered gazebo, and a free-form swimming pool with a fountain and cabana.
Biking and walking trails are found throughout. In addition, Riverbend
residents enjoy full access to all the amenities at Sun City.
About seven miles from the
bridge to Hilton Head Island, Rose Hill Plantation is located off both sides
of Hwy 278 in Bluffton. This 1,700-acre private community has approximately
2/3 of its residents living on the "golf course side" and the
remaining 1/3 live on the "estate or equestrian side." Golfers enjoy
27 holes of golf and a private clubhouse at the Rose
Hill Country Club. The homes on the estate side are built on gracious 2
1/2-to-3-acre lots near a fully equipped equestrian center, polo fields, and
riding trails. Polo matches are held at Rose Hill Plantation in April and
November; traditionally spectators enjoy tailgating while they watch the

Sawmill Forest is located off
Hwy 278, just behind Home Depot. Development of this family-friendly community
began in 1997. The resulting neighborhood has sidewalks and streetlights, and
offers traditional-style homes with big front porches. These elements lend an
air of friendliness that is evident as you watch neighbors pass on the street
or call from their porch to passersby. A community pool and a clubhouse with a
playground and exercise facility are favorite spots in Sawmill Forest for rest
and recreation.
Sorrelwood Lane is a new
community located within the private gates of the well-established Rose Hill
Plantation. It’s a quiet community which offers residents all the amenities
available to Rose Hill property owners.
South Pointe is located in
Bluffton, just one mile from the bridge to Hilton Head Island. These 54 homes
are on a beautiful peninsula, surrounded by holes six, seven, eight and nine
of Old South golf links. Special golf memberships are available to residents.

Del Webb’s Sun
City Hilton Head includes 5,600 acres and plans for 8,500 homes in a
retirement community where activity abounds. This Del Webb community has
attracted retirees to South Carolina from all over. Golfers enjoy two 18-hole
golf courses, as well as a driving range, putting green and clubhouse. A large
number of activities are centered in the 45-acre Community Recreation Campus
and Town Square. Included are indoor and outdoor swimming pools; exercise
rooms; fitness trails with exercise stations; tennis and bocce centers;
croquet; an arts and craft center; and a social hall where some 68 clubs meet.
Traditions at Old Carolina
Golf Club is a private, gated community with 127 homesites. They offer a pool
and tennis facility, and a special arrangement for golf privileges. These
charming single-family homes offer marvelous golf, lagoon or wooded views.
Victoria Bluff is a
neighborhood of 63 homes off Sawmill Creek Road in Bluffton. The community is
heavily wooded and surrounded by the 1200-acre Victoria Bluff Preserve. No two
homes are alike in Victoria Bluff. Young professionals and retirees alike make
their homes in this family-oriented neighborhood. Walking trails wind around
lagoons where residents can stop to feed the ducks or relax in a swing.
